§ 6.11.48.03. Standards for All Home-Based Businesses
A.
No person shall be employed on site other than residents of the property, or as noted herein.
B.
The use of the dwelling unit for the home-based business shall be clearly incidental and secondary to its use for residential purposes.
C.
There shall be no change in the outside appearance of the building or premises as a result of such business with the exception of an unlighted sign or nameplate, not more than one square foot in area, attached to and not projecting from the building.
D.
A home-based business shall be conducted wholly within the principal residential dwelling unit on the parcel, except as otherwise noted herein. Home-based businesses shall be prohibited in accessory dwelling units.
E.
Home-based businesses conducted in dwellings utilizing onsite wastewater systems shall be subject to all requirements of the Hillsborough County Health Department.
F.
No merchandise, whether produced or not produced on the premises, shall be sold on the premises. This does not preclude taking orders for sales or provision of services off site. Moreover, the display or storage of merchandise, whether produced or not produced on the premises, shall be limited to stock for off-site sales use and stock awaiting delivery. The area devoted to storage shall be included in the floor area allowed for a home-based business.
G.
No outside display, storage, or use of land is permitted.
H.
A home-based business shall not be transferred to another owner or lessee of the property. The current owner or lessee of the property shall be the holder of the home-based business permit.
I.
More than one home-based business may be permitted in a single residence; however, all applicable limitations herein shall apply to the combined uses as if they were one business.
J.
No traffic shall be generated by such home-based business in excessively greater volume than would normally be expected from the principal use.
K.
No truck deliveries are permitted, except for parcels delivered by public or private services that customarily make residential deliveries.
L.
Except as otherwise noted herein, a home-based business shall be not be interpreted to include activities which constitutes Minor Industry as defined by this Code nor activities such as, but not limited to, auto repair and tune-up, clinics, physician's, dentist's and offices of the like, welding shops, machine shops, fabrication shops and activities of the like, animal hospital, kennels, or food catering services.
